Douglaston Development

KCG’s leadership team supported the successful entitlement of Douglaston’s mixed-use high rise planned for Seattle’s Denny Triangle neighborhood, featuring luxury workforce apartments and a full-service hotel and restaurant. Douglaston, the master developer for the Brooklyn Williamsburg District and one of the country’s leading providers of affordable housing, experienced pushback from a neighboring HOA concerned about tower spacing, light and privacy. Our team developed a strategic public affairs campaign gathering support from local retailers, residents, workforce-housing groups, and smart-growth advocates–amassing hundreds of letters and in-person support at public meetings. Our efforts led to full design approval and Master Use Permit for the 400-foot tower, scheduled to break ground in the next couple of years.

KCG collaborated with GIS Companies, a family owned, privately held developer and builder in the Northwest, on a wide range of PR and communications initiatives. Our mission was to enhance brand visibility among business and consumer clients. GIS is known for its cradle-to-grave real estate services, as well as its ability to deliver highly challenging projects to market. KCG’s leadership team developed a proactive news bureau and thought leadership program and coordinated business-and civic-speaking series to generate attention for GIS’s C-suite and project portfolio. GIS and its top executives were regularly featured in Seattle Times, PugetSound Business Journal, The Registry, and other business and trade media for routine company and project milestones. Issued-based byline articles, speaking-panel opportunities and other owned content enabled KCG and its client to build even broader brand visibility.

KCG’s founder worked with Gemdale, a real estate investment and development company based in Pasadena, California, to introduce its newest multi-family high-rise, Skyglass, to the Northwest business and residential community. This aesthetically striking, 31-story apartment tower, deemed by Gemdale as the “largest public sculpture in the U.S.,” forever changed Seattle’s burgeoning skyline–with its bold undulating façade and innovative curtainwall reflecting surrounding buildings, mountain ranges and Lake Union. The KCG team built a powerful presence for the Gemdale and Skyglass–designed by Hewitt Architects–through a proactive media relations campaign securing feature-length coverage in high visibility local and regional business and consumer outlets. KCG also helped generate valuable awareness among business and trade associations, and other key stakeholders, to drive leasing prospects to the site.

KCG’s leadership team worked with Talon Private Capital, a commercial real estate private equity investment firm, to rebrand and repositioning its recently acquired office tower, 8th+ Olive, located in the heart of Seattle’s thriving CBD. To promote the fully renovated commercial asset to tenant rep brokers and their office and retail clients, we created the following marketing assets: a new logo and brand and brand standards manual; a digital-and print-collateral leasing package; and an innovative, on-site sales center that included 3D wall with features and benefits, a video highlighting the neighborhood location and an interactive map– all to attract companies to occupy space following the building’s multi-phase rehabilitation. We also coordinated dynamic broker events and developed a comprehensive media relations program to help build valuable brand awareness among all key audience groups.
